Project Management
Project management, at its core, is the art and science of turning a vision into a fully realized asset—on time, on budget, and exactly as promised. We orchestrate every phase of that journey, from defining scope and building a rock-solid baseline schedule to closing out the final punch list. What sets us apart is a rare blend of credentials and real-world, New York–savvy execution. Our lead is a Project Management Professional (PMP) who has spent more than a decade fine-tuning critical-path schedules on jobs ranging from transit hubs to high-rise interiors. Because we’ve delivered projects for nearly every major public authority like NYSDOT, NYC DOB, DDC, NYCSCA, OGS, and others, we speak the language of each agency, understand their approval workflows, and know how to keep submittals moving before they ever threaten the timeline.
That institutional insight powers our scheduling craft. We don’t just drop dates into Primavera or MS Project; we build living, two-week look-ahead engines that adapt to field realities in real time, feeding actionable updates to every trade and stakeholder. Our schedules withstand the scrutiny of state auditors, the rigor of lenders’ draw schedules, and the day-to-day pressure of New York’s condensed site logistics. Pair that with long-standing relationships across permitting, inspection, and utility departments, and you get a team that anticipates roadblocks before they appear, compresses float without compromising quality, and delivers a seamless hand-off to operations. Simply put: we combine PMP-level discipline with deep local experience to keep the most complex New York projects moving from Day One to Done.
We use programs like Kahua, Primavera P6, ProCore, Microsoft Projects and many more!
Shop drawings
Computer-Aided Design (CAD) and shop drawings are the technical heartbeat of any build—translating design intent into fabrication-ready documents that every installer, fabricator, and inspector can rely on. Where most firms simply draft, we engineer certainty. Our team is led by senior detailers with 10 + years of hands-on experience producing clash-free, submittal-ready drawings for New York’s tightest sites and strictest agencies, like NYSDOT, NYC DOB, DDC, NYCSCA, OGS, and more.
What makes us different
Agency fluency. We know each department’s CAD standards, layer conventions, and digital‐submission portals, so our files sail through reviews instead of bouncing back for revisions.
Trade-level precision. From steel and rebar to mechanical ductwork and millwork, we model to fabrication tolerances—eliminating RFIs and field fixes that cost time and money.
BIM-driven coordination. Using Revit, Navisworks, and AutoCAD Plant 3D, we run clash detection against structural, MEP, and architectural models before the first fitting is ordered—compressing schedule float and safeguarding budgets.
Accelerated turnarounds. Our “follow-the-sun” production workflow and disciplined two-week look-ahead cadence mean shop drawings arrive while the bid ink is still drying, keeping procurement on the critical path.
PMP-style controls. Every drawing set is tracked in a submittal log tied to the master schedule; status dashboards flag overdue approvals and integrate with Procore, so stakeholders see real-time progress.
Local constructability insight. Decades of New York field walk-downs inform our detailing—accounting for union rigging clearances, sidewalk shed constraints, and DOB inspection sequences that out-of-town drafters miss.
The result: shop drawings that not only pass agency review the first time, but also arrive early enough to lock in lead times, avert site conflicts, and turn coordination into a competitive advantage.
As builts
As-built drawings capture the exact conditions of a finished building—every wall, conduit, and valve as they truly exist—transforming construction history into a living asset for operations, maintenance, and future renovations. Where many firms treat as-builts as a box-checking exercise, we treat them as a precision deliverable that safeguards long-term value. Our surveying and drafting leads bring 10 + years of field-verified experience across New York’s most demanding agencies like: NYSDOT, NYC DOB, DDC, NYCSCA, OGS, and more—so each record drawing stands up to both regulatory audit and day-to-day facilities use.
What makes us different
Reality-capture accuracy. We combine high-resolution LiDAR scans, 360° photogrammetry, and total-station control points to generate point clouds with sub-¼-inch tolerance, then translate them into Revit or AutoCAD backgrounds your FM team can trust.
Agency-compliant deliverables. Our as-builts meet every department’s digital-submission standard—layer naming, coordinate systems, title blocks, metadata—so close-out packages are accepted on the first pass and COs aren’t delayed.
Field-verified mark-ups. Our crews walk each floor with red-lined sheets and tablets synced to the cloud. Discrepancies between design and install are resolved on site with trade foremen before they hit the drawings—reducing RFIs after turnover.
Integrated O&M data. We embed asset tags, equipment schedules, and warranty info directly in model objects and PDF hyperlinks, creating a single source of truth that plugs into CMMS platforms like Archibus and IBM Maximo.
Schedule-driven production. As-built milestones are tied to your master schedule and tracked through our Procore-linked dashboard. Two-week look-ahead tasks ensure scanning, drafting, QA/QC, and owner reviews never slip past substantial completion.
New York constructability insight. Years of working inside occupied schools, transit hubs, and high-rise cores mean we know how to document tight chases, interstitial spaces, and DOB inspection points that generic survey teams overlook.
The result: as-built drawings that are audit-ready, facilities-friendly, and delivered fast enough to secure timely Certificates of Occupancy—turning project close-out into your next competitive edge.
